Am I required to make my property available to Section 8?
No, Kansas and Missouri laws do not require landlords and owners to accept vouchers for housing. -
Are you licensed?
We are licensed in Missouri and work through a brokerage for Property Management and are able to manage any property that is not deemed commercial in Kansas. -
Can I reach you after hours?
Absolutely! We have a great system that allows us to quickly respond to maintenance requests and owner calls. We do not utilize automated answering services. You will have our direct contact information. -
Can you put the money directly into my account?
Yes, our Property Management software allows for direct deposit via ACH. -
Do I get to see the lease or sign it?
Yes, you may obtain a copy of any lease. Our goal is to make this a seamless and worry free process. By hiring our team, we take care of this process for you. For owners that like to be more hands on, we can work with them to ensure they are comfortable with the process -

How and when do I get my checks?
We send all monies owed to our landlords on the 15th of each month -
How is rent collection handled?
Almost all tenants pay via our management website. We also accept money orders and cashier's checks. -
How long of a lease do you sign?
We typically do a 12 month lease -
How much security deposit do you charge the tenant?
Security deposits are equal to 1-month’s rent. -
How soon can you start managing my property?
We like our contracts to start on the 1st of the month. We like to make sure we are a good fit for our landlords. After we’ve completed due diligence, we can start the process of completing the management agreement -
What type of properties do you manage?
We manage anything within the space of residential housing to include single family homes and multifamily properties. -
What type of reports do I get and how often?
We send financial reports quarterly unless otherwise requested. -
Who holds the tenant security deposit?
We hold the tenant’s security deposit
